The Opportunity

The Property team’s services are critical to the operation of Asuria’s programs across all regions in which we operate. The objectives of the Property team are to work in partnership with the business to deliver fit for purpose sites that support program revenue targets; proactively provide and maintain Asuria sites to the required standard; work collaboratively with People and Culture and Quality and Compliance to ensure that all Asuria sites are safe for staff and participants; ensure the timely and effective resolution of all facilities and maintenance issues, and mitigate risk to Asuria through robust leasing processes. 

The Assistant Property Manager supports the delivery and execution of the Property strategy and has responsibility for sourcing new sites, managing end-to-end site fit out, relocation and upgrade initiatives, and delivering critical WHS and facilities and maintenance services to the business. The role collaborates closely with internal business stakeholders, landlords and agents and service providers and suppliers to deliver an outstanding customer experience to Asuria’s internal customers.

Key Accountabilities

  • Scoping site fit-out and upgrade works and providing recommendations.
  • Coordinating suppliers and service providers to deliver outcomes on time and within budget.
  • Managing key internal stakeholders for Property initiatives including regular communications and updates to the business on risks, issues, delays and status.
  • Liaising with landlords and agents to seek required approvals for the execution of works and services.
  • Maintaining run-sheets, budget trackers and core Property Management system data for all works and services.
  • Effectively managing the prioritisation and delivery of facilities and maintenance requests within the designated budget to meet business expectations.
  • Conducting lease, licence and rental negotiations with agents and landlords.
  • Accurately interpreting leases and associated documents and providing strategic advice aligned with business objectives.

What sets you apart from the rest?

  • 5 + years’ experience in a Property Management or similar role in an internal servicing environment.
  • Bachelor degree in relevant or related field.
  • Understanding of organisational property leasing strategy and execution including relocations, amalgamations and fit-outs.
  • Demonstrated experience with leasing and agent negotiations.
  • Experience with property management systems, customer service management tools and Office 365 suite.
  • Strong understanding of Employment Services sector and operational requirements.
  • Experience with management of departmental and project budgets.
  • Project management experience in complex and high-volume work environment.
  • Formal project management qualification desirable.
