We’re looking for an organised and personable Senior Property Manager, to join our team on a 12 month parental leave contract. This role will see you manage and build tenant relationships to improve tenant retention and our reputation as a customer focused business. This role also includes the effective management of the Assistant Property Manager and the on-site team. This role is part time 3 days per week.
Day to day will see you:
- Ensure the operational performance of the asset portfolio is optimised
- Manage all properties effectively and in accordance with the terms of the tenancy leases
- Maximise financial performance of the portfolio
- Implement leasing/tenant retention strategies and initiatives inline with the budget plan
- Manage the lease renewal process
- Ensure lessee compliance with lessee obligations and covenants
- Manage capex projects inline with the budget plan
- Work closely with the facilities team to ensure work requests are closed out in a timely manner
- Comply with all legislative, internal/external risk and compliance requirements
- Provide monthly reports, reforecasts, rates and taxes and non-recoverable outgoings in conjunction with the Senior Facilities Manager
- Build and maintain effective relationships both internally and externally
- Develop and execute effective tenant communication plans and regular tenancy meetings
You will have:
- Tertiary qualifications in Property and/or related discipline
- At least 6 years’ experience in commercial Property Management
- Demonstrated people leadership experience
- Experience in leading lease negotiations and lease documentation
- A strong understanding of property fundamentals and valuation principles
- Proficient communication skills including report writing
- An excellent ability to build strong and meaningful relationships
- A strong understanding in financial and/or accounting systems
- Experience report writing and variance analysis
