As the Senior Manager – Residential Living, you will play a crucial role in shaping the strategic direction of the Residential Living asset class and ensuring the effective deployment of member capital to maximise returns.  

The opportunity  

Are you ready to lead and innovate in the residential property sector?  

We are seeking a Senior Manager – Residential Living to originate new joint venture opportunities with reputable residential property developers across the nation. This role involves negotiating joint venture and landowner agreements, monitoring economic, regulatory, and residential sector conditions to identify new opportunities and manage risk. You will work closely with the Senior Analyst – Residential Living to collate market intelligence and strategic research, formulating and regularly updating a targeted, demand-led national acquisition strategy. Additionally, you will review and contribute to the annual asset class strategy review. 

In the realm of transaction due diligence, you will manage external consultants to complete independent due diligence, including technical, legal, tax, valuation, and accounting, ensuring effective and informed decision-making. You will oversee detailed financial modelling of property and capital level inputs, making recommendations on deal structures based on opportunity, risks, and sensitivity analysis. Preparing detailed project plans and investment memoranda for asset consultant review and Board approval will also be a key part of your responsibilities. 

As part of portfolio management, you will attend joint venture meetings as a quorum voting member or alternate, managing joint venture investments in accordance with the approved project plan. Ensuring adherence to governance and risk management policies, will be essential.  

Additionally, you will prepare Board papers, and any other ad hoc reports as required by the Head of Residential Living and the CIO team.

About you 

We are looking for a Senior Manager with advanced commercial and technical capabilities, including a deep understanding of residential property development risks, acquisition pricing, deal structuring, and ongoing oversight during project delivery. Your strategic capabilities will be essential, as we seek someone with a strong drive to deliver results, business acumen, and the ability to demonstrate sound judgment and structured thought. 

In addition to your technical and strategic skills, we value personal attributes such as high ethical standards, integrity, and a commitment to excellence in business and commercial dealings. Strong interpersonal and networking skills are crucial, along with effective written and verbal communication abilities. Experience in dealing with key stakeholders, a keen attention to detail, and a self-motivated attitude are also important qualities we are looking for. Advanced use of Microsoft package (Excel, PowerPoint, Word) and Estate Master Development Feasibility, Estate Master Development Management and Estate Master Corporate Consolidate are essential.
